Entitlement and Rezoning

Ralph led the entitling and re-zoning of an existing four-acre industrial project situated in the Platinum Triangle area of Anaheim. At the end of the two year effort, the City Council agreed to a General Plan Amendment allowing development of a 20-story Class A 590,000sf office tower with a companion nine-story parking structure.

Mixed-Use Development

Entitling and managing the transfer of 25 vacant acres from an industrial-use site to a mixed-use development, Ralph was the lead for an effort that included a General Plan Amendment, a Zone Change, an EIR, a Tentative Tract Map as well as two Conditional Use Permits. The resulting development, which included a 140,000sf Target™ retail store and 154 residential units, was valued at nearly $100M.

Mixed-Use Development

Ralph and the Cliffhaven team led the entitlement and development effort for a mixed-use Transit Oriented Development (TOD) in Oceanside, CA that included a three level subterranean parking structure, first floor retail (8,050sf), second floor condo office (13,580sf), and four floors of residential condominiums (38 units totaling 79,000sf), including a penthouse level with ocean views.

Rent Reduction Negotiations

Over $3M in total rent reductions over the span of a 10 year lease (8 locations) were successfully negotiated by Cliffhaven Companies for a national fast food chain.

Medical Office Condo

Ralph acquired a 10-acre parcel, then led the financing and development for a 48,000sf medical office condo in Simi Valley, California.

Asset Management Strategies

Cliffhaven’s client increased their property’s value by over $10M implementing the team’s  strategy to asset manage a  492-unit apartment project in Albuquerque, N.M.

Campus-Style Office Complex

With an initial value in excess of $100M, Ralph and his team acquired, financed and developed the initial phase of a 470,000sf Class A campus-style office project in Westlake Village, California.

Approx 800,000sf of Retail Use

Ralph asset managed three retail redevelopment projects in the cities of Riverside, Pomona, and South Gate that included over 800,000sf for retail use projects.

National Retail Chain

As an ongoing partner to a national retail chain, Cliffhaven led the efforts for 19 discretionary approvals and brokered five transactions throughout 14 California southland jurisdictions.
